Summary
- MC Digital Realty has begun construction of KIX15, a planned 24 MW data center at its Osaka KIX campus. It is the campus’s fifth building and is scheduled to open in Q4 2028.
- KIX15 would lift the Japanese joint venture’s portfolio to 10 facilities and about 220 MW. The release names no tenant, lease, committed MW or project cost.
A construction start is a useful milestone. It is also the moment a data-center announcement stops being a rendering and starts collecting invoices. MC Digital Realty says work has begun on KIX15, a 24 MW facility at its KIX campus in Ibaraki City, Osaka Prefecture. The fifth building on that campus is scheduled to begin service in the fourth quarter of 2028.
MCDR is a 50/50 joint venture between Digital Realty and Mitsubishi Corporation. The company says KIX15 will bring its Japanese portfolio to 10 data centers and approximately 220 MW of server power capacity. In other words, one building is meant to add roughly a tenth of the portfolio the partners describe for Japan. That is a real expansion, not a decorative line on a campus map.
The engineering brief is also concrete. MCDR lists 17,672 square metres of floor area, a basement and three above-ground floors, seismic isolation, and hybrid air and liquid cooling. Digital Realty says the facility will connect through its ServiceFabric platform and multiple network providers. The design points toward dense computing and customers that want to attach new capacity to existing cloud and network environments.
The commercial brief is thinner. The release says the building can serve hyperscalers, cloud providers and AI companies, but names no customer or contracted capacity. It does not give a construction budget, power-supply contract, lease rate or target return. A lease schedule paired with project cost would show whether demand is paying for the build before the concrete cures.
That gap matters because 24 MW is a product only when someone can use it. Before opening, the project must turn a planned electrical envelope into usable server rooms, cooling performance, network paths and customer contracts. The 2028 date leaves time for that conversion. It also leaves time for the market to change its mind about what it wants to put inside.
KIX15 therefore sells two things today: future capacity and the promise of a larger Osaka platform. Its value to customers may come from local power density, cooling choices and connections to other sites. Its value to the owners will depend on how much of that promise is leased, at what price, and how much capital has to sit idle before the first billable rack arrives.
