• HyperVault has secured 264 acres in Hyderabad for an AI data-centre campus designed to scale to 1GW
  • TCS says the campus will be built in phases according to customer demand and technology requirements

The fact

Tata Consultancy Services said on 5 September that its HyperVault subsidiary had secured 264 acres in Hyderabad for an AI data-centre campus designed to scale to 1GW. The campus is intended for high-density GPU deployments, with liquid cooling for AI training and inference.

TCS said development will proceed in phases according to customer demand and technology requirements. HyperVault and its partners expect to invest up to INR700bn at full build-out. The INR700bn figure is a full-build estimate, not money already spent, and the 1GW figure is the site's planned maximum rather than capacity already under construction. The announcement did not disclose the size of the first phase, its power arrangement, construction start, customer commitments tied specifically to the Hyderabad site or a commissioning date.

The assessment

HyperVault now has the land for its Hyderabad campus, but 1GW remains the upper limit of a phased development. The more immediate project is the first phase: how large it will be, how it will be powered and which customers will use it. Building in phases means HyperVault does not have to commit the full campus at once. It can add data halls, power and cooling as demand grows. But if construction runs ahead of available power or customer demand, some capacity could sit unused.

For BTW readers, the first MW block matters more than the 1GW headline. Its size, power agreement, customer commitments and commissioning date will show how quickly the Hyderabad site is moving from secured land to operating capacity.

What to watch

Watch for the size of the first phase, the power agreement behind it, a construction start and customer commitments for that capacity. A commissioning date will show when the Hyderabad site is expected to begin serving customers, while later phases will show how quickly HyperVault is moving towards the 1GW ceiling.
