The Fact
Fortune Hospitality & Infra has proposed a ₹60,000-crore AI data-centre park at Kandukur in Telangana's Ranga Reddy district, with plans for 1,200–1,600MW of IT capacity across four independently operable modules.
The development, being led through Sudeeksha Estates, would occupy about 170 acres. Fortune said each module could support up to 400MW for AI, cloud, colocation and high-performance computing workloads. The company said cumulative investment could eventually rise to ₹1 lakh crore as additional phases and operator infrastructure are commissioned.
Fortune also plans to use treated greywater for cooling and other non-potable requirements, alongside water recycling, reuse and monitoring. It has described the cooling design as water-efficient and closed-loop and plans long-term solar and wind power procurement.
The proposal does not disclose the treatment capacity, water-supply arrangements or module-level water requirements. The announced figures therefore describe a development plan rather than operating computing capacity or measured reductions in freshwater use.
The assessment
Fortune's water plan adds another infrastructure dependency to the campus build-out. Before a module can operate, its cooling system needs a reliable supply of water at the required quality and volume. Naming treated greywater identifies the intended source, but not yet the treatment and distribution infrastructure needed to deliver it.
The project's modular design could allow water infrastructure to be developed in stages, but that depends on which treatment, storage and distribution systems can serve individual modules and which need to be built for the wider campus. Fortune has not disclosed that sequence.
For BTW readers, the useful milestone is not the eventual 1.6GW ceiling but whether water infrastructure is ready alongside the first data-centre module. A treatment and supply plan tied to its commissioning schedule would show whether the greywater proposal has moved from a sustainability commitment into deliverable infrastructure.
