The forecast moved on one line

American Tower’s Q3 Data Centers segment brought in $313 million of revenue, up 17.4% from a year earlier. Segment operating profit reached $165 million, with a reported 53% margin. In the comparable quarter, revenue was $267 million and operating profit $140 million; the margin was also 53%. That is a larger data-centre business with a familiar margin, not a new margin story.

Management raised the midpoint of full-year property-revenue guidance by $55 million because the Data Centers segment outperformed. The full-year Adjusted EBITDA midpoint stayed where it was. Both figures sit in the same forecast, like two colleagues who received the same memo and chose different reactions.

The segment’s full-year property-revenue range is $1.218 billion to $1.228 billion, a 16.1% midpoint growth rate. The company’s capital plan also includes $695 million of Data Centers development spend. More revenue is the forecast; more development is the work order attached to it.

Revenue has a budget; the EBITDA bridge does not

The $55 million revision belongs to property revenue. It is not an extra $55 million of EBITDA, free cash flow or shareholder distributions. American Tower maintained its aggregate AFFO midpoint and raised AFFO per share by $0.02, primarily because of capital-allocation decisions. Those are three different lines, and the release gives each a different answer.

What is missing is a bridge from the higher property-revenue estimate to the unchanged Adjusted EBITDA midpoint: the release does not identify a cost, margin or timing factor that explains the gap. The Q3 segment margin is useful context, but it does not provide that full-year bridge.
